Welcome to the Southern Nevada real estate Show. I'm your host regatta and I am a full time real estate agent and broker associate with Coldwell Banker Premier Realty. And right now, I would like to share some information with you the listeners that really does tie into the real estate world here in Southern Nevada. And after that, I will also get into the real estate stats for June. And I will compare them to may also for Southern Nevada. So let's get started. And I would like to let the listeners know that this time of the month that I'm on my show and you the audience, the listeners, with you, the audience, the listeners, it is something that I really love, because it gives me the opportunity to share and explain to the listeners a description of my work ethic, so that the listeners get to know me as not only a dedicated real estate professional, that can help them with all their real estate needs. But also to get to know me in general as a person. Now, no one in this life is perfect. I'm not perfect, and I am not trying to convince the people listening out there right now that I'm perfect. However, I do strive to be the best version of me possible. And what I am about to say, really does connect to real estate, okay, so keep listening, and with the process of buying or selling a home. Now, as a person goes through life with business and also personal relationships, that person will experience the weighing differences in the way others conduct business related transactions with them, and also the way others display, conduct and react in personal relationships with that person. And I know for a fact someone out there is listening right now, that needs to hear this. A healthy and successful business, or even personal relationship cannot exist and will not last if these three things don't exist. Number one, mutual and effective communication between both people. Number two, mutual reciprocation between both people. And number three, trust between both people. For example, regarding number one communication, without me effectively communicating with my clients, as well as my call clients not communicating their needs and concerns to me, will not result in a successful and pleasant transaction. Number two, if my clients and I do not reciprocate with mutual and agreeable language, actions, not interacting from the beginning to the end of the transaction, and without my clients feeling that we are all on the same page, there would not be a successful and pleasant transaction. And number three, regarding trust. If my clients don't trust me for some reason, then there will not at all be a successful and pleasant transaction. And also what I've learned and I have experienced personally, and last three years, let's say since 2020 is tomorrow is not guaranteed to anyone. And don't take anyone or anything for granted. Be very mindful of communicating effectively with the people you know, without a doubt will always have your back and both personal and business relationships. And be mindful of how you treat others because karma is real. And it will come back to you when you least expect it. Treat each day as if it's your last. Don't put things off until tomorrow what you can do today. And it's never too late to do the right thing. And regarding real estate, this is how it ties in. It's important to think of purchasing a home as a stepping stone to improve one's life. And because prices have gone up significantly, let's say since 2020. If a person doesn't get everything they want in the home they purchased this year, then the person has to understand that at least it isn't investment to build on for their future. And as time goes on, that person will have the opportunity to purchase their dream home. And if purchasing a dream home, or selling a dream home, is your goal for 2023, I am here to help you with that goal, and will guide you step by step through the process. And after all, it's not about me, it's about you, the client. And being a good listener is a large percentage of being able to successfully help my clients and to be able to give them the best experience possible. And, you know, I truly believe that when you go to work, and you love what you do, then it doesn't feel like work. And I can truly say after all these years, I still enjoy, and I get a rush from handing the keys to a buyer purchasing their very first home. And also I do get a rush from selling a home to maybe a first time seller, and observing how happy that seller is when they realize the profit that they made from selling their first home. And, guys, I have a huge conscience, for doing the right thing for all of my clients. And I literally could not be happy with myself and sleep peacefully at night, if I knew that I did not do the very best I could do to help my clients with their real estate needs. I totally respect my clients. And I'm always truthful with them, even if it's something they may not want to hear at the time. And I do have an understanding that the purchase of a home is usually the most expensive purchase that someone will ever do. And I take that very, very seriously. And also, I would like to share with the listeners something that I read recently, that really does have something to do with real estate, and it hits home. And for some of you, it'll really hit home. So don't go away, please listen to the whole thing because it does tie into real estate. So here goes. The title to this is committed versus interested. I know this title definitely is talking about personal relationships. However, for the purpose of me talking about all things that are real estate related, this truly does hit home. Here goes when you're committed, you find a way. But when you're interested, you find an excuse. When you're committed you do whatever it takes. When you're interested, you do what's convenient. When you're committed, you do it consistently. When you're interested, you do it occasionally. And when you're committed, you take accountability. However, when you're interested, you point fingers and you shift blame. Now even though obviously these words can relate to a personal relationship, it can also relate to being on the fence, not taking action to take the first steps for buying or selling a home. Not putting yourself out there to say that this is going to be my year 2023 To purchase or sell a home without excuses. Putting it off because of it not being convenient to focus on at the time and making the market conditions such as low inventory. The reason for not following through with your plans to purchase or sell a home this year. I'm here to let you know that if your goal is to sell a home or purchase a home this year and 2023 then I am here to help you anything worth having in life. Take some effort. So don't be afraid to make this year the best year even for your real estate goals. And when a person is committed to purchasing or selling a home and not just interested as the words are spoken regarding being committed versus being interested, that is when real progress can be made for that person's real estate goals. By taking the necessary actions needed to purchase or sell a home. You are now committed to allowing your real estate goals to become that reality. And now I would like to share something with the listeners that I read that really does have something to do with real estate also. It's called the seven laws of karma and number one have whatever we put into the universe will come back to us. Number two, life does not happen by itself, we need to make it happen. Number three, one must accept something in order to change it. Number four, we must take responsibility for what is in our lives. Number five, history repeats itself until we learn from it and change our path.

Number six, the most valuable rewards require persistence. And number seven rewards are a result of the energy and effort we put into it. Now you may be asking yourself, How in the world is this? What I just said have to do with real estate? Well, my direct answer to that question is that in order to accomplish your real estate goals, or any goals in life, for that matter, you have to take action, you have to believe in you, and believe in the universe, and the position, and the positive and results by putting in the necessary focus, determination and mindset. And for most people, purchasing or selling a home would be someone's largest, like I said earlier, largest financial transaction they would ever do. I would like the listeners out there to know that I am 100% committed to assist in anyone who is looking to purchase or sell a home, I have well over 30 years real estate experience here in Southern Nevada, and a large percentage of my clients, our past client direct for referrals from my past clients. And I do business by treating all my clients the way I would like to be treated. I have a huge, huge conscience. And I would not literally be able to function properly if I did not do the best job that I could for my buyer and seller clients. Because I do believe in karma. And what you put out into the universe does eventually come back to you. And I have done many transactions over the years. And I've seen many different situations for my buyer and seller clients. And I can truly say and I know you all have heard this saying before, I've been there and done that. I've handled many different types of transactions, with some of them being very challenging. And I have all kinds of experience with a wide a wide variety of situations. And plus I have been named in the top 10% of all realtors here in Southern Nevada based on production. And I'm also a quality service award winner as well, which is most important, you know the way I do business and the way I do treat my clients to get that quality service award. And for sellers right now, it is still a good time to sell since there is still decent equity from homes in general, because of homes increasing so much in value since 2020 through part of 2022 and now they're coming back again the prices are starting to go up again. So for whoever is listening right now that is thinking about selling their home experience does matter in this ever changing real estate market. And I would like to share with the listeners that I am an expert also, especially for sellers at staging homes in order for the home to be presented in its best light to get the most money possible out of the sell of your home. And I have access to all types of vendors for a variety of anything needed to repair and maintain or stage your home in order to get your home and proper showing condition for potential buyers. for potential buyers in general and the way a seller lives in their home you must know this is not as the opposite of the way to show your home to a potential buyer to get the most money for your home. And I am here to guide you guide you as my seller every step of the way through the selling process. And again, my direct number is 702-596-1267 And right now for buyers right now it is a good time to purchase a home prices are starting to go back up However, the prices are much, much better than it was in 2020, when the pandemic started to do part of 2022, just before the prices started to go down some. And so it is it could be, you know, we'd have to explore, get you with a good lender and see if it is 100% a good time. But please, you don't know until you try. And for buyers right now that are on the fence, saying they'll continue to rent for another year or longer, you know, to discuss the possibility of owning versus renting since rental prices have not gone down in price. And there are absolutely no tax benefits to renting. For example, if you are paying $2,000 a month on rent, that equals to $24,000 a year. Now times that by how many years you've been renting insane, right. And for many people that would have equal paying cash for a home, at least one home. So now is the time to stop making your landlord rich. I have very experienced mortgage professionals that can sit down with you and guide you through the mortgage approval process step by step and work with you to get you a mortgage loan, approve, so that I can guide you step by step into your very own home. And again, my direct number 702-596-1267. And yes, for the listeners out there, yes, interest rates are not 3% anymore. So that would mean some buyers would have to consider, you know, purchasing of a lower priced home. So that it would be more affordable for the buyer, you know, to crawl and also to qualify for the loan. And I do have very knowledgeable mortgage people that can talk to you and discuss the various finance options because yes, the rate does dictate your monthly payments and how much you do qualify for. But that's where a good lender would come in that if you don't have one I can guide you to that can let you know where to stay at and not go over for purchase price. And let you know what your monthly payments are to compare it to, you know, being alone. Being a renter, you know paying a landlord or owning your own home. And I promise to take my time with explaining everything to you so that you will have a greater understanding of what is going on in the current real estate market. There's nothing worse than not knowing and trying to do something without really having a complete knowledge of it. And you know, I will discuss everything to you unfold in detail in order for you to make an informed decision if this is the right time for you to buy or sell. And I also promise to take my time with any documents for signing so that you understand and are relaxed with the whole entire real estate transaction process. Again, my numbers 702-596-1267 That 702-596-1267. So now I would like to get into the stats for Southern Nevada for June and also compare them for May, and here goes. So the median sold price for a single family home in June was 440,990 compared to May, which was 442,120. So a little bit of difference. The median new listing price for a single family home in June was 475,000 compared to May, which was also 475,000. So stay the same. Now the median list price of all single family homes available new and not new on the market was 549,000 versus May, which was 545,000. The median sold price for a condo or townhouse was 275,000 in June versus may also 275,000. So that stayed the same. The median new listing price for a condo townhouse was 285,000 in June versus 285,000. So that stayed the same. And the median list price for all condo townhouses available new and not new on the market was 299,000 in June versus in May was 295,500 and There were 2617 new single family home listings in June, versus in May, there were 2604 new single family houses in May. And there were 743 new condo or townhouse listings in June, versus may where there were 725 new townhouse condos listings in May. And eight, six,

excuse me, 65.5% of all the single family homes were under contract from available to under contract with a buyer in 30 days or less in June. Versus in May, it was 60.6%. And in June 65.9% of all condos or townhouses went under contract from available to under contract in 30 days or less than June, versus in May, it was 62.1%. And in June, there were 2293 single family homes that sold total. And in May, there were 2316 single family homes that sold. And then there were 646 condos or townhouses that sold in June versus 684 condo townhouses that sold in May. And you know, the primary reason that newcomers especially from California, we have about 40% that are just coming from California, primary reason of people moving from California and other parts of the world in the United States is employment opportunities, retirement, great family, neighborhoods, the lifestyle here in Southern Nevada, and also health reasons because our climate is dry, and we don't have that cold and snowy weather. And, and for any listeners out there that would like to know what the market price range for your home is right now. Please don't hesitate to call, we can make an appointment to go over it to see if this is the right time for you. And you'll have all the information in order to make an informed decision. If it is the right time to sell your home run out, listeners out there should never rely on the internet to calculate and determine the price range of their home. The internet will never take the place of a real estate professional, a computer and the Internet can never do the same detail reports that a professional real estate professional can do is myself.
