Welcome to the Southern Nevada real estate Show. I'm your host Regatta. I am a real estate agent and broker associate with Coldwell Banker Premier Realty, I have been a licensed real estate professional since 1991 1991. I'm trying not to give my age away today. I am also a full time licensed real estate professional. Some of my accomplishments are I am a quality service award winner. I have been ranked in the top 10% for all realtors in Southern Nevada by production. And I am a member of the Veterans Association of real estate professionals worked with quite a few veterans as well as non veterans. I have assisted in all types of real estate transactions over the years from first time buyers, to experienced sellers and also corporate buyers and sellers transferring in and out of Southern Nevada. Welcome to my show. And good morning to everyone out there listening this morning. How are you all doing on this beautiful Sunday morning? Have any of you been thinking about your goals this year? Now regardless of what you may be hearing on the news, friends and family, homes are still selling example, I had this client buyer client that I was working with. And there were a couple homes that they really wanted to make an offer on. And they were listed at two different times. And they were both sold before I was able to even make the offer for my buyer. Luckily I found the buyer another home that was just as nice. So just an example. And just in general, I would like to talk about goals for 2024. I know personally, I would like to help as many buyer and seller clients as possible this year. I truly love my career. And I eat, sleep and breathe all that is real estate. It's my full time job. It's my only career and my only job. I love helping people to realize the American dream of homeownership. I love being able to say congratulations on your new home and handing them the keys to their new home. Or congratulations on me getting your home sold. I can truly say that I have been there and done that. You've heard that saying with all kinds of scenarios and situations you wouldn't believe with buyers and sellers. Listen, I know from experience that procrastination gets you nowhere. Fear gets you nowhere. listening to other people that give negative advice or opinions gets you nowhere. Being around people that want to feed you negative advice because deep down they don't want you to get ahead because they have not gotten ahead in their life gets you nowhere. Also, do you know what will get you ahead of the curve and what will help you achieve your real estate goals, or just your goals in general? Well, I'm going to tell you this morning, it's for you to start getting comfortable with being uncomfortable. Now, you may ask yourself, What the heck do I mean by that? Well, what I'm about to say is that until you start doing necessary steps that sometimes are uncomfortable, such as going through with your real estate goals, even though you may not feel comfortable, because it's so let's face it, it's a major decision for most people, purchasing a home is going to be the largest purchase and investment that someone will ever do. It's a major decision to purchase or sell a home. However, is there ever, ever 100% Perfect time to pursue anything that is worth having in life, when you purchase a home, you are not just purchasing for you. Many times you're purchasing to leave your legacy behind to your family. And for all you sellers out there. Let's go ahead and list your home. Now.
Before let's say let's say school gets out for summer, because there could possibly be more homes on the market to compete with after school is out. Because parents generally don't want to move their kids in the middle of a school year. And after school is out. That's when everyone's like, Okay, let's get the home on the market and get it sold and into the next home before. You know we have to register our children for the next school year. And so are there any sellers out there that don't have the money? I'm asking right now. Are there any is there anyone listening out there? To my show this morning that does not have the money to do necessary repairs upfront in order to get the top market price for your home? If so, if so, about a program that I've mentioned on my show, on previous shows, it's called the real vitalize program. And if your home qualifies for this program, it will allow you to have work done on your home, before the home is on the market to the public. And the beauty of it is you do not have to worry about paying for the work until the home is sold. So to learn more about this program, again, my number is 702-596-1267. Now if you are a homeowner thinking about selling your home, then you know how important it is for the home to look and present itself. At its best in order for potential buyers to not think twice about giving you the highest market price possible for your home, since they would feel comfortable now that they are not purchasing what we call a money pit. Right. And it's so important to show your home and it's best condition to have the best opportunity for a reasonable offer on your home. Now, I don't know about you, but you have to know that Pictures speak 1000 words. And I do use a professional photographer I'm not a photographer, myself, I have someone that is a professional photographer to take pictures of my my sellers homes. And I never ever use a cell phone for taking pictures. Unless the seller is not capable of having the home picture ready for a photographer and is part of my service. I do pay for the photographer and all marketing that I would be doing for you as my seller in order to to attract as many ready willing and able buyers as possible on your home. And the worst thing you can do is to do nothing at all this year and failed to reach your 2024 New Year's resolution of buying or selling your home if this is one of your New Year's resolutions. And you know I'm here to help you. And again, my number is seven zero to 5961267. Now, I want to get into the stats for Southern Nevada for the month of January. And you know, it's it's it's extremely important to know the stats for each month so that you are a well informed buyer or seller. Because you might be like, Oh, that's boring. What do I need that for but you do need to know know the numbers so you know if it is the right time for you to pull the trigger for purchasing or selling a home and each month I plan on trying to do the stats for that listeners so they know what's going on in Southern Nevada real estate market for the previous month. So here goes this is the stats for January last month. Number one, the median sold price for a single family home was 445,000. The median list price for a single family home was 490,000. Now the median list price for all single family homes new on the market and not new on the market. Excluding offers was 524,900. The number of single family homes sold was 1479. The meeting and sold price now we're going to get to the condos and the median sold price for a condo or townhouse combined was 275,000 the median new list price for a condo or townhome combined was 289,500. The median list price for all townhomes condos, new on the market and not new on the market excluding offers was $285,000. Now there were 2432 new single family home listings. There were 781 New townhome condo listings, and there were 476 condos and townhomes that sold in January. Now here's a percentage that's interesting. 52.5% of all single family homes went from available to under contract with a buyer in less than 30 days. And 55.9% of all condos, townhomes combined, went from available to under contract with a buyer and less than 30 days. And there were 20 316 single family homes that sold and then there were 684 condos, townhomes combined. That sold. And for any listeners out there that would like to know what the market price range for your home is right now. We can make an appointment to get together for a no cost appointment to go over a detailed report of what the market is doing in your neighborhood and neighborhood currently, and calculate together the price range for your home currently. This way you will have all the information not partial but all the information you need in order to make an informed decision if this is a good time to sell your home. listeners out there and I've said this on my show before listeners out there should never rely on the internet to calculate and determine the price range of their home. The internet will never ever replace a real estate professional at all. A computer on the internet can never do the same detail reports as a professional real estate agent can. And again, my number is 702-596-1267. Now for potential for a potential buyer listening right now. There may be some of you listening right now that feel that homeownership is not possible. I'm here to tell you that being in the business for over 30 years, there is probably not anything I have not seen regarding people's different situations. Everyone has to get their start somehow and you will never ever know until you try. I'm at 702-596-1267 to make an appointment today to explore all your options for purchasing a home and buyers. Make sure if you are interested in new construction that you don't just walk in to the new home community. That would be an absolute no no. I have to I go in with you for the first time and register you on paper at the new home community, then that way, if you want to go want to go back on your own after that, I don't have to be there, but you never want to walk through the sales office of a new construction home. Because you never you won't get the representation, they won't allow you to have what we call the buyer representation, because you didn't come with your realtor on the first visit, okay, so never ever do that sometime I can even do a phone registration in case you're like sitting at the community, you know, if your state if you just drive by say, Hey, I like to see this, you can just call me. You know, I do know quite a few of the
builders, realtors. And because I've done business with them, basically all the Builders here in town, and some of them will allow me to do a telephone registration. But never, ever just show up, you know that it would be the wrong, wrong thing to do. And I know I've talked to the listeners before. And I've mentioned on my show before that you are never too young, never too old. I've always given that example, my youngest client 1819, when we finished the transaction, and my oldest client was 92, still with it, faculty is all there. And Dave is still driving very sharp, sharp man. And he wanted to purchase a home out in Boulder City which i i do cover Boulder City. And he wanted to after he moved into the house, he wanted to go back to the community college and learn foreign language. And unfortunately, in a few years, he did pass away but he did what he wanted to do. He did everything he wanted to do later in life. But he did do it. And I was very impressed by both clients, the young one for even thinking, I know when I was 1819, I'll be honest, I was not thinking about purchasing a home and hopefully God bless I would live to be 92 and still have you know, all all my health and everything. I don't know if I would be wanting to purchase a home. But he did. And you know, that was just such a great thing. So what I'm trying to tell the audience is, even if you feel that, you know homeownership isn't for you, you might be surprised I do have very good lenders that I can have you talked to. And it's a case by case basis, everybody has a different financial situation, what one lender can do, I use very experienced lenders that pretty much can help people with any kind of situation. And if you're not ready right now financially or credit worthy or something like that my lenders can stay in touch with you let you know what you need to do. And long as you do that, you'll be set up to purchase a home. And there might be some sellers listening out there too. You may have never sold a home before maybe you own a home and you'd like to sell it and you know, maybe move up into another home or or maybe downsize, upsize, or maybe you have a job transfer. I'm very well versed in all facets of transactions, whether you want to purchase or sell. I've handled so many different situations. I would be surprised if yours is any different than anyone else's. I've been doing this for a minute. Like I said, I 1991 I received my real estate license. And I didn't know was sold and in 1995 became my only full time job and career never looked back. I would like to have the listeners to also think about this, if you've ever had, let's say a less than favorable real estate transaction, whether it was purchasing or selling any type of real estate. Let me know what type of situation it was. And if it didn't go well. So I can let you know how I work and how I do business not you know in any profession, people might have the same job title like I'm a real estate agent and also a broker associate you know, I have that ability to sell your home or sell your home and there's 1000s of us that are in Southern Nevada that have the same licenses I do but we don't all work the same. Not everybody is fit to work with everybody to and I just want to let you know that, you know, if you would like to have a one on one conversation, to see if I would be a good fit for you, and my feelings aren't hurt, because if I'm not, you just we let each other know in the beginning what the expectations are. But everyone works differently. And I'm a very good listener, I will let you know once we make an appointment at that appointment, I will let you know by your situation if it is possible to to be able to work together to come up with a solution if there is anything that's holding you back from purchasing, or selling a home, I am an open book. And because I've worked with so many different situations, I'm very so much well versed in just about all situations. I can sell homes, I can sell townhouse, I can sell condos, I can sell land, you know, I can sell a four Plex a triplex I'm very well versed in all those facets of a real estate. I'd like to hear from those listeners to you might be a little shy, to go out and do a purchase of a home or sell your home. Sometimes, you know, real estate transactions can be very traumatizing, because it's a very emotional process, you know, especially if you've never done it before. And even if you have done it before, it takes a good real estate professional. I'm not saying there aren't other real estate professionals that don't have as much knowledge or information as me. But everyone works a little bit differently, we might have that knowledge of how to resolve problems and things like that. But sometimes it's in the delivery, it's in the communication and not like I said, not everybody's good to work with everybody again, my numbers 702-596-1267, I'm definitely here for you. So because of all my past clients, my present clients, and future clients that allows me to even to do this radio show,
you know, without you guys listening, I wouldn't be here every third Sunday at 830. So again, anyone that's on the fence, anyone that wants to do it, but has a little bit of hesitation, anyone that's feeling like, yeah, I want to do it, and you don't have any hesitation. And, you know, this comes with experience, I'm sure when I was in my first year, a real estate, I could not talk freely like I am right now, because I was still learning. But with over 30 years of full time experience. Let me tell you, I've worked with clients that I've never even seen before I've worked with people that I've done transactions with and they couldn't even could not even come to town I have investors, even that I've worked with that, you know, they just want to buy rental property and rent it out. And I'm like their eyes and ears. You know, we have a home inspection done, I do a video chat with them. You know, and they have me do the whole transaction in their place. Well, of course they have to sign the documents and put forth their money at closing but they do not look at the home physically until after the transaction is done and after they've owned the house. So I have a lot of experience with veterans also VA. I've worked with many veterans that don't even have time to come to town or they can't come to town because they're, you know, maybe overseas or they're stationed somewhere else and they do a power of attorney with a family member. And they don't own the home until I mean they they own the home but they don't see the home until after it's done after the whole transaction is done. So I can truly say that. I have a good conscience. I have you know, I have very much a lot of integrity and if I wouldn't purchase that home, I wouldn't expect my clients to and works both ways. Also with sellers I try to get the best price possible for my sellers. And the first consultation would be to you know set the seller up for what Is the expectations required for the house to get the highest dollar. So I really hope that I was able to be a source of information for you this morning. And I truly, truly appreciate all of you listening this morning.
