welcome to the Southern Nevada real estate Show. I'm your host, ragana. I am a real estate agent and broker, associate with COVID banker, Premier Realty. I have been a licensed real estate professional since 1991 I am also a full time licensed real estate professional. Some of my accomplishments are, I am a quality service award winner. For showings to potential buyers, without you having to worry about paying for the repairs and home improvements done until your home is sold. I will be talking also about how there are many necessary things to consider, yes, when purchasing a home, various options for mortgage loans, including down payment assistance programs. Also, I pay close attention to detail with all my written contracts and documents that my client sign. And also, I will be talking about how I put all the necessary steps I do for you as my seller or my buyer client in writing as part of the written contract. So let's get started, everyone, and good morning and welcome to my show. How is everyone doing this morning? The weather has been so nice, so perfect, like 70s, mid 70s to 80. Perfect weather, right? Almost like being in San Diego without the ocean. Now here, you know, here in Southern Nevada, the temperatures are gonna get a lot more hot. It's gonna start heating up. And that's why we have Mount Charleston, guys, that's what Mount Charleston is for. Depending on what part of town you live on, you can get to Mount Charleston in a matter of minutes to a little over an hour. And the best part about the Mount Charleston area is that it's at least 30 degrees cooler than the Las Vegas area is in the middle of summer. It's a great escape from the Las Vegas summer heat. Now there's going to be something for everyone to learn this morning on my show. One important thing, and I know I always emphasize this, but it is very important. Time in order to take advantage of those low interest rates. What do you listeners think would happen as a result of that? Well, do you remember what happened the last time interest rates dropped? I'll tell you what happened. There was a buying frenzy of people bidding on homes, and that is how the prices of homes became so much higher. You may be thinking, what should you do? Then? Should you wait to jump back into the housing market with everyone else that's waiting at the same time? Well, the answer is no. What you need to do is evaluate if you can afford to purchase now and then when the interest rate does drop, then refi the rate at that time, as the saying goes, marry the property and date the rate. And for anyone listening right now that would like to sell their home and upgrade to another home, let's talk numbers and see if now is the right time to do this. Now, if this is the case, we need to definitely get together on a one on one basis to figure this out together regarding why your home did not sell within the contracted time period with your current real estate agent. Many times, it just takes the right marketing, the right strategy, the right systems in place in order to attract quality buyers to consider your home and make a decent offer. Now on another note, for all you listeners out there that are thinking of purchasing a home this year and are confused if you should move forward with your goal of purchasing a home this year because you're concerned about what's going to happen in the real estate market for the next four years. Well, don't be the real estate market in general is always shifting. Think of it as a long term investing for your future. Hold on to the home you purchased this year and sell it once you have enough equity built up on the home, or you can rent the home out and turn it into an investment home after a few years, I have seen all the ups all the downs of the Southern Nevada real estate market. Since I have been a full time agent here continuously in Southern Nevada for over 30 years, I still consider real estate after all this time, to be one of the best investments you will ever make, and for all you first time home buyers listening to my show this morning, if you are in need of down payment assistance. I do have lenders that can explain in detail about down payment assistance programs that are available, and there is never a perfect or bad time in general to purchase or sell their home. It just depends on the individual. And what is the individual person's best options at the time. You can compare the timing to purchasing a home to, let's say, getting married or even having a baby. I mean, is there ever a perfect day and year to have a baby or get married? Sometimes you have to go with your gut feelings and instinct and dive right in to improve your life and surroundings and make yourself and your family happy and secure with owning your own home, as opposed to renting and wasting 10s of 1000s of dollars on rent each year that is only benefiting your landlord and will never, ever allow you and your family wealth and stability from owning your own home. Now, for example, if you paid $2,000 a month on rent, that would be equal to $24,000 a year. Now let's say we times that by 10 years, that would equal $240,000 to rent that same home for 10 years. Or you could have paid cash for a condo here in Southern Nevada with that much money you have been wasting on rent. And on a side note, I remember, and it was so touching. I remembered helping a young couple from California to purchase their very first home many, many years ago, and they were both so grateful. They were so young, so grateful and appreciated all that was being done to get them into their first home, and it was such a joy to help them through the home buying process. And one thing that always stuck out from that couple is when the transaction was completed and I met with the one buyer at their new home that evening to give her the keys. I remember so clearly that I gave her the key at the front door. I met her at the front door of her new home and let her open the door and walk in her home. And after she walked in her home, I was behind her, you know, once she walked in her new home, she turned around to look. At me and with happy tears, tears in her eyes, she says to me that I I have the most amazing job in the world as she was wiping those happy tears from her eyes. And it's moments like these that is the reason why I do what I do. This is why I choose to be a real estate professional for my career path to make a positive difference in someone's life. Now, I have also assisted buyers that live in other states, like California, and there was one particular couple that wanted to invest in homes to rent out, and they let me be their eyes and ears because they owned a thriving business in California, and they didn't have time to come here to Vegas to look at homes. And this couple has purchased 12 homes from me over the years, and they never come to look at the homes that I sell them until the transaction is actually over and they actually own the home. That's how comfortable and confident they are with me to do the right thing each and every time for them, with all 12 homes that I have sold them and my clients know that I am looking out for their best interests in order to keep a good business relationship. And for those of you listening that don't know this about me, I was born in upstate New York, Rochester, New York, exactly. I was not close to my father. However, I observed him from a distance. He was a very successful real estate broker and an appraiser, and I learned a lot from him from a distance. Now, my mother, she was the one who actually convinced me, actually pushed me, because I wasn't thinking about it at the time, to become a real estate professional. And I finally caved, and I pursued my real estate career in 1991 which was a year after moving here to Southern Nevada, and I never looked back. I actually enjoyed it. I didn't think I would, but I actually really enjoyed and loved my career. I have many, many more memorable and inspiring moments. However, I have to condense my moment, since this is a 30 minute show, let's get into this now. Many things are still driving more people to move to Southern Nevada, such as newer resorts and casinos, the Raider sports team and many other sports teams that's here and talks of even expanding Hollywood studios to Las Vegas and so much more growth to Southern Nevada than I have time to talk about in these 30 minutes. And after all these years, I still enjoy and get a rush from handing the keys to a buyer purchasing their first home, and also from selling a home and observing how happy the sellers are when they realize the profit that they made from selling their home. And I have a huge conscience for doing the right thing for all my clients, and I wouldn't sleep at night peacefully if I didn't do the right thing for all my clients. So now let's switch gears and get into the real estate stats for March in Southern Nevada, four resale homes, and also condos and townhouse knowing the stats will give you that knowledge that you need in order to make an informed decision. Okay, so here goes. There were 20 142 single family homes that sold in March. $485,000 was the median price of a single family home that sold in March and there were 3340 new single family homes listed now. $525,000 was the median price of all new single family home listings. 559,999 is the median price of all single family homes available new and not new on the market, excluding offers, 56.9% of all single family homes went from available to under contract in 30 days or less. Now let's switch over to condos and townhouses. There were 570 townhomes and condos combined that sold. $306,495 was the median price of all condos and townhomes combined that sold and there were 1053 new condos and townhome listings combined, and 300,000 was the median price of all new condos and townhome listings combined. And 285,000 was the median price of all condos and townhome listings both new and not new on the market, excluding offers, and 54.2% of all the condos and townhomes combined sold in 30 days or less.
