for having me. Rigorna, I'm Tommy. I'm originally from Maui, Hawaii, born and raised growing up, I was always around my father. He was a carpenter in the Hawaii carpenters union for many years. So being around him exposed me a lot to the construction industry and the different trades. My father eventually became a general contractor and started his own residential home building company, Island Home Builders, incorporated in Hawaii. It was there I worked for my father for over 10 years building homes from foundation to turnkey finish, doing pretty much every phase of the project except electrical, plumbing or heavy excavation. Eventually moved to Las Vegas with my fiance and two daughters and started IHV garage doors in 2023 and we specialize in the service, repair and installation of residential garage doors. We serve the whole Las Vegas Valley, from Sky Canyon all the way to Boulder City.

So it's very important to choose a garage door professional that holds a business license as well as a garage door contractors license with the state contractors board. Another mistake is delaying repairs. Small issues like a misaligned track or malfunctioning opener can seem insignificant at first, but they can lead to more severe damage and higher repair costs if left untreated. For example, if a spring breaks and is not repaired promptly, it can cause the whole garage door system to fail. Lastly, some homeowners try to do it yourself, complex repairs, thinking that it's an easy fix. Well, you guys, the here is an interesting story for you guys that's listening this morning I met this is how I met Tommy. I was driving by listing that I had a vacant listing for my sellers on my way home one evening, kind of later in the evening too, and freaked me out totally. The garage door on a vacant on my vacant listing was going up and down by itself. I called and called to try to get someone to come out garage door, professionals, and no one could accommodate me. At that time in the evening, I called Tommy. He diagnosed. He came, and a matter of so many minutes, came earlier than he said, and he diagnosed the problem. He was awesome. He was so professional, and I could tell he knew garage doors and what to do with the repairs. So just a little bit you never know. You could go out of town and your garage door is going up and down because it's malfunctioning for a reason. If you'd like to know how that can happen, Tommy will mention his number again if you'd like to get a hold of him. But that's how I met Tommy, and I'm glad I did. How often should a homeowner schedule a maintenance check for their garage door and what does that typically include? Tommy, good

rule of thumb is to have a professional inspection at least once a year during the. Check, we look at all the major components of the door, the springs, cables, the rollers, tracks and the opener, to ensure that everything is in great working order, the technician will also check for wear and tear, tighten any loose bolts, lubricate moving parts and balance the door. A well maintained garage door can last anywhere from 15 to 30 years, depending on the quality of the door and how well it's maintained. However, homeowners can also do some basic maintenance themselves, like checking if the door is balanced. And you can do that by unplugging the opener and manually lifting it, it should move smoothly and in place when released, and also to clean the tracks of debris, but a professional inspection is very important to catch any hidden issues early.

noises are definitely a red flag grinding. A grinding noise usually indicates a problem with the openers gears or a lack of lubrication on the rollers or the tracks. Squeaking can often mean the springs or hinges. Hinges need some lubricant. Banging or popping sounds might indicate a loose component, like a spring or track or an issue with the door being unbalanced. In any case, it's a good idea to have the door looked at by a professional. Ignoring these sounds can lead to further damage, and it might even make the door unsafe to use.

if your door isn't working properly, the first thing is to do is to check the power supply, make sure the opener is plugged in and that and that there is no issue with the electrical source. Next inspect the remote. Sometimes it's just a dead battery. If the door is stuck, see if there's any visible obstruction in the tracks, or if the door is off balance. Lastly, if the door seems misaligned, or if there are any visible signs of wear, like frayed cables or a broken spring, it's it's best to call a professional rather than trying to fix it yourself, as garage doors are very heavy, and working with torsion swings can be extremely dangerous.

Please remember that not for new construction. So let's get started with the stats. The median sold price was 475,000 the number of sold single family homes was 1800 11. The number of new single family home listings was 1700 54 now the median price range of all available available single family homes new and not new on the market combined, excluding offers, was $537,990 now 50.1% of all single family homes sold in 30 days or less of being on the market. The median price of all con now we're going to go to condos now, the median price of all condos and townhomes combined sold was 290,000 there were 608 new condos and townhome listings combined. The median price of all available condos and townhomes listed combined without offers new and not new in the market was 290,000 there were 466 condos and townhomes combined that sold. Now, 52.6% of all the condos and townhomes combined sold in 30 days or less from being on the market.
