register you so that you will have what we call buyer representation. Since the realtors working directly at the new home community represent the builder only. As a matter of fact, there is a document you sign when you sign the builders purchase contract that does state that you are you as the buyer understand that the onsite Realtors at the new home community represent the builder. And they want to make sure you understand that you would have if you don't have your own agent like myself, you're really representing yourself. Now if you want a resale home, not a new home, there are ways to to buy down the interest rate by either getting the seller to contribute to the buy down of the interest rate or you can pay to buy down the interest rate if you do have the funds or possibly sharing in that expense doing a 5050 for you to pay and the seller to pay 5050 between the two of you to buy down your interest rate so that you can make the monthly payments lower and more comfortable for you. And I do service all of Las Vegas, Henderson, North Las Vegas, Boulder City, Pahrump and mesquite because I'm a full time realtor and broker associate. And I have service mainly all areas of southern Nevada, I've been doing it so long, it's been over 30 years. So I I do have knowledge of all the areas pretty much in Southern Nevada, and life, we all have to get comfortable with being uncomfortable sometimes. I know I never would have thought I would be doing my own real estate show. However, here I am doing it. I never thought I would have a real estate commercial on the television. But I do have one. I never thought I would be live on the air of a radio station every third Thursday around 1:25pm. And now I am. I guess what I'm trying to tell you the listeners right now is to get comfortable with being uncomfortable. And if I can be doing all this, so can you. And then this life unless you were born with a silver spoon, so to speak, you've heard that expression. And let's say unless you've inherited wealth, you will, you will have to take chances if this isn't you and do things that are uncomfortable to get to where you want to be in life financially. And if you know deep down inside that this is your year to make a move for buying or selling real estate. My number again is 702-596-1267. And I mentioned a little bit earlier touching on the divorce thing again, that is pretty high for divorce. And I don't like the idea that this is the fact but I know there are some listeners unfortunately, that do that actually do need to sell the home. And quite frankly, if you don't go with the right realtor, and I'm not saying that I have to be your realtor, we'd have to get together to see if we're a good fit for each other. But I do know that I'm good at being neutral. And I do know that since it is inevitable that this is going to happen that you do want someone on your side that is working in the best interests of both of you equally doesn't say take sides and someone that will be focused on getting you the highest dollar of highest market dollar for your home and also touching a little bit on new home construction. There might be some listeners that have never purchased a new new home straight from from the builder before and they have certain rules and guidelines. And one of the rules is I must bring you through the front door of the sales office where the model home exists. On the first visit register you on paper then after that you can go back by yourself after I register you. Sometimes I can even do a telephone reservation reservation I can register you through by telephone. If if let's say you're in front

other community already, and I can't be there right, then sometimes the builders will allow that. But do not just walk and get excited and just walk through the front doors, because it's not like you're going to save any money. By not having buyer representation from me as your real estate agent, it doesn't work that way. It's against the law for them to

make it one price for you with or without buyer representation. So I can actually help you, I can refer to you. Third party home inspectors, even though you're getting warranties, I have a list of home inspectors that you could choose from that do third party home inspections, which is really super important. When purchasing any home, especially a new home, even though there's warranties, you don't want to hassle with waiting around for their vendors after the fact after you've moved in to take care of things not knowing exactly what day they're coming to take care of them. So it's always good to have a third party home inspection, and even open houses. I don't think I've ever really touched on open houses. But let's say we get together you hire me as your real estate agent, but one Sunday or Saturday or whatever the case is, you just happen to walk into an open house without me. That's not a good idea either. Because sometimes just depending on the real estate agent that's representing the seller doing that open house, sometimes they will not allow you representation, buyer representation and the person that's holding the open houses, typically, the sellers, realtor or an assistant to the sellers realtor. And that's really not a good idea. You want your own representation. And then there's the thing about interest rates right now.

With interest rates, at one time being three, or in the three of percent, there's people that are thinking, Oh, I'm gonna wait for that 3% to happen again. Well, guess what, I don't think it's gonna happen anytime soon. But I don't have a crystal ball. But the indication is, that's not gonna happen in the near future unless we have a tragedy like a pandemic or something. Who knows. And I rather have a higher interest rate than a pandemic, right. But overall, there's ways to work with the higher rates, there's ways to buy it down, as I was mentioning earlier, if you want that lower

interest rate to get a lower payment, don't feel like this is the end all of all things just because the rate is not this, what it was the last couple of years or so, there's ways to work with that. So I just want to let people know that there's options and I'm here to let someone know all of their options so that you can make an informed decision on if this is a good time for you. And if it is, fine, there's no real bad time to purchase a home or to sell a home. It just depends on your individual circumstance, some areas have appreciated higher than others, the market really hasn't fallen to a point where it's not a good time, for the most part and for most areas of southern Nevada. So it just depends. It depends on if you have more than one mortgage, if you have, like more than one mortgage, we'd have to see what kind of equity that you've built up. But however, if it is good, fine, if it's not, I'm here for you, I'll stay in touch with you until it is but for a lot of you that think that it's not a bad time. And now I would like to talk about the stats for the stats don't include new construction, by the way, these are all resale home sells for Southern Nevada for the month of December. So we're going through resale, not new. That's a totally different subject. So please understand that I'm not telling you these stats to bore you. It's to educate the listeners that want the most knowledge as they move ahead with the buying and selling process. After all knowledge is power. And the more knowledge you have, the more powerful you will be with your real estate transaction. So here goes the number of homes sold in December. Why

was 1518 and this is for single family homes. The median price of single family homes sold was 449,900. There were 1500 new single family homes listed in December. And the median price of new single family home listings was $465,000. And there were 3766. That was the number of single family homes listings in December without offers on them. This is without offers on them. And now we will switch to the townhomes and condos combined. Now there were 463 condo townhome condos or townhomes sold, and 270,000 was the median price of a condo or townhome sold in December. And there were 501 new condo townhome listings in

in December, and 289,000 was the median price of all condo townhome new listings, and 284,900 99,000 is the median price of all condo townhomes. Excluding offers, okay, and 57.6 of all single family homes sold within 30 days of let or less in December from the time they went on the market to the time they contract it with a buyer, and 59.4% of all condos or townhomes sold in 30 days or less, also in the month of December.
