Welcome to the Southern Nevada real estate Show. I'm your host Regatta. I am a real estate agent and broker associate with Coldwell Banker Premier Realty. If you choose one realtor over another that you know personally. Or you may have a sense of not trusting real estate professionals. Because maybe you have heard some horror stories about how one of your friends or family members had a bad experience with a realtor before and you are not sure which realtor to choose so that you want not have to have that bad experience like someone you know did? Well, I need to tell you that in all professions, not just the real estate profession, you can have good and bad people. Now I understand that part of being a real estate professional is helping a homeowner to sell their existing home or helping a homebuyer with the process of selling the buyer a home. However, even though a real estate professional is also known as someone that is part of the selling business, it does not mean that we as real estate professionals all work the same way. Just like in any profession, there are good honest people that have conscious and integrity and want to do the right thing regarding their dealings with people and there are not so good people that are not honest, don't have a conscious or integrity and don't care, frankly about doing the right thing when dealing with people. I personally always treat my clients like I would, I would like to be treated. And I know that purchasing or selling a home is for most people the most expensive asset that they will ever sell or purchase. And I always am aware of that fact when I am dealing with all my clients. I put a guarantee in writing like I said, and not just by verbal communication to do all the necessary steps as your real estate professional In order to have the most successful transaction as possible, with the least amount of stress as possible, since that what you would be hiring me for any real estate transaction is a process of necessary steps involved from A to Z. And if there is a missing step, or for example, the steps are not consistent or out of order, then the transaction could turn very bad very fast. And a great real estate professional such as myself understands the steps and what to do, in order for the real estate transaction to flow as smooth as possible. I also guarantee to provide proper and consistent communication to always keep you in the loop to what is going on within the transaction period. Now if you're someone that's listening this morning that is renting at the moment, and your lease is ending soon, you may be conflicted on if you should renew your lease for another year, or if you should get out of renting and become a homeowner. Now even though it may be cheaper to rent versus purchase versus purchasing right now, you know since rates are higher prices are higher. You know, if you're able to afford purchasing, that would be a better situation down the road for you. And do you know why? It's because of the equity growth that you would get over time by owning versus renting. Now there is no equity growth in paying a landlord. By owning a home you are securing your financial future and are setting up money for your retirement in the future by either keeping the home and renting it out or selling it, renting it out or selling that home and receiving the equity from the home. Now some of the positive things about living and owning a home in Southern Nevada are there is no state income tax here in Nevada. There's plenty of outdoor recreation and natural beauty, plenty of nightlife and entertainment, job opportunities, world class restaurants, no extremely cold weather, and no cold winters. Plus, this is the entertainment capital of the world. And also Las Vegas has recently been named the outdoor sports capital of the world with all these sports teams moved here. Now being a full time real estate professional for over 30 years, I've had the opportunity to work with people from all over the world. My career is never ever boring. I know and understand the fears and concerns of my clients that are newly reclaimed, relocated to Southern Nevada for work. And they have questions about neighborhoods, schools, and many things that are important to them. Sometimes these relocating clients only know what they see on television, in the movies and what they hear about in the news or online. And I can truly say you have to pick and choose that kind of information in deciding what is really true. And you can't get the true feel or value of any city or state being long distance living somewhere else. And can't get a true understanding of that city or state unless you are physically here to see it firsthand. No matter where you live there is always positive and not so positive things about any city or state. I am your one stop shopping for all your real estate needs and any concerns you might have. Also each month I talk about the real estate stats for Southern Nevada on my show because it's extremely important to know and follow what actually happened is happening each month, specifically for Southern Nevada's real estate stats, because every area of the United States is a little different. And you cannot just go by what's in the national news because it may not have the accurate information of where you live right here in order to make an informed decision that this is the right time to sell, or purchase a home. So here we go. Here are the stats for June here in Southern Nevada and I need to mention this, these stats are for resale homes only in that new construction, but it is very accurate. And also, the stats come from the Las Vegas realtor Association. And so it is a good source of information accurate source of information. So here we go. The median sold price was $475,000. For June, the number of new single family home listings in June was 2819. The median range for all available single family homes new and not new on the market combine excluding offers was $565,000. And there were 2093 single family homes that sold in June. And somebody 1.6% of all single family homes sold in 30 days or less in June. And let's switch up to condos now. The median price of all condos and townhomes combined in June for listings was $295,000. And there were excuse me, I need to go back there. The price of all condos and townhomes combined in June that sold was 295,000. Combine the median price of all available condos and townhouse listings combined without offers was 285,000. And there were 605 condos and townhomes combined, that sold in June, and 61 and a half percent of all the condos and townhomes sold in 30 days or less in June. Now, even though you are hearing the stats each month, you are still welcome to make an appointment to talk more in detail about your current situation and plans for all your real estate goals and needs. Now, finally, my final thoughts to all the listeners this morning, I hope you get to do something you enjoy today and always appreciate things that sometimes we can take for granted, I have some more to talk about. It's not really my final thoughts. But, you know, it just came to me, you know, appreciate the friends and family that are there for you. And I mean, the ones that are there, not just when the sun is shining, and the birds are singing, I mean, those individuals that are there for all the seasons of your life, because those are your actual real friends and family. And always surround yourself with positive people that can build you up and support your goals. Surround yourself with people that are honestly happy when you do well, or have achieved something that was important to you. And always always reciprocate with those people that are there for you, and are in your corner at all seasons
of the year, not just the good ones. And you know, don't just call these individuals when you need something just remember, respect and paying kindness forward is free. I don't know why I threw that out there, it was kind of random. But you know, don't take anything for granted, life is short. And that brings me to a conclusion to whatever you are deciding to do with your real estate goals. Don't put it off if you have a way and to know if there is a way you need a real estate professional such as myself, to guide you through the process to sit down with you to sit down with a good lender. And if you don't have a good lender, I do I have a lender for all occasions, you know, I have one that I primarily use all the time, but it just depends on what your individual circumstance is to know you know what the right lender would be for you. And again, my number is 702-596-1267 that 702-596-1267. And I truly can say you're never too young, never too old. I know the the pricing of housing is not cheap these days. But you know, if someone that's 18 year old has family that can help them to realize even purchasing a condo or to get started maybe they're moving here for their son or daughter to go to UNLV or to maybe their chance transferring out here and they want their child to have independent living, I can talk to you about if you want to set your son or daughter with at least a condo, a townhouse or a small home to get them set up if that's financially possible for you. They can actually own the home at the age of 18. I know my youngest client was 18. And my oldest client was in his 90s still had his faculties still driving. So it's never too young. You're never too young. You're never too old to realize the American dream of homeownership. And if you're sitting on a home, let's say you're sending on a rental property or a property that you are trying to get rid of or possibly you own a home here in Southern Nevada and you may live somewhere else. You're welcome to call me so we can discuss if now is a good time to pull the trigger to sell your property if you're not really coming to Southern Nevada too much anymore. And you might reverse you might have somebody that you know is needing to sell a home or purchase a home that's out of state well. I'm part of corporate relocation at my company. And I can recommend or my company can recommend a real estate real estate agent in any of the 50 states. I'm personally licensed in Southern Nevada, so I cannot physically assist someone that has property or wants to buy property in another state. But if you don't have a real estate agent in mind, I definitely can help you through the process of locating one instead of you just going online. Because being a large company as we are, we've had experience doing inbound and outbound referrals, with our company of people moving here and people moving away from here. So we would be the source of the source if you don't have anyone that you're aware of that is designated. And also I want to touch again on something that I really feel that is worth mentioning, I mentioned earlier about if you know quite a few real estate agents, you might have someone in your family that you know, friends. I mean, I can work with friends and family and not be biased and do a very professional job because I put on my business hat. But there are situations where it's kind of difficult to deal sometimes with family and friends, sometimes they will expect more from you. Sometimes it doesn't work out because they feel you need to be more lenient toward them. I'm not saying all the time. But if you're running into situations like this, I can be the third party person that doesn't have this current relationship with you of being your friend or, or your family member. And that might be a viable solution. So that you're not stepping on anybody's toes, because let's face it, we have a lot of real estate agents. Last time I checked, it's like over 18,000 Real estate agents here in Southern Nevada, you know, I mean, not all of them are full time, such as myself, but we have quite a bit. And I hope we are I'm pretty approachable, I'm pretty down to earth. And I have over 30 years of experience with buying and selling homes, for my clients and working with buyers and sellers. Throughout the years full time. I actually got in the business in 1991. I didn't really know anyone except one family member out here. And I worked part time and then 1995 I went full time real estate professional and I never looked back. And I could truly say I love what I do for a living. And but I do always put my client's best interests first before my own, of course, I make a living doing this. But I always look to my clients to do the right thing by them. And if for some reason if the property they're interested in, for example, is not the right choice, not because it's not a nice house. But if there's some situation that may not be good for my clan, I'll let them know at the end of the day. It's my clients decision if they still want that property, but that's how I do business. I'm looking at the client first because I know if I do a great job. They will refer me their family, their friends in the future. And that's how I stay in business. And that's really how I have always been I mean, I'm not perfect, no one's perfect. But I have a conscience and I know when I bought my first home and I was not in real estate. I know what that was like. It's a very
challenging time, especially if you've never purchased a home or if you've never sold a home before. And you know it could be a pleasant experience if you have good communication. And I do provide very good communication for all my buyers and sellers. And unless it's an extreme emergency, I am always there and if it was I would make sure that I have someone that is responsible to help me out. If I did have that emergency but that's very rare. And knock on wood. I have always been able to be there for my clients. I go to the title company when it's time to close with my clients from the very beginning when they sign a contract to the very end of the transaction and beyond, I want to always let my clients know that they can always count on me even after the transaction is fully done.
