In general, we all know that someone's home and someone's money are normally people's most important assets in life. Downtown Las Vegas has been ranked as a most recovered and improved downtown. And did you know that there is a luxury high rise development and the newer downtown area that is the most influential right now known high rise in Las Vegas since if some of you can remember since the city center, high rise development in the year of 2008. This high rise development is getting a lot of buzz and a lot of activity. Plus this development will secure get this 10,000 permanent high paying jobs. Now, did
you know that there will be a bullet train that will go from Las Vegas to Southern California that is starting development this year. This plan for a bullet train, it's been in the works people it's been talked about for so many years, and it's finally being developed. Now, this is just to name a few amazing things that are happening in the Las Vegas area. Now that I'm finished with the did you know topics, I would like to talk about probate cells and divorce cells. Let's say for example, that you or someone you know, has a family member, let's say who has passed away without a living trusts set up with an attorney because you have to set up the living trust with an attorney. Now, if that happens, then probate would be the only option to be able to sell the home. Now, if you or someone you know has this type of situation, I know this must be a difficult time for you or that person. And I do want to help you to navigate through the process. Now I would like to talk about divorce situation if you or someone you know is unfortunately getting divorce and selling your home is part of the divorce settlement. I unfortunately have a lot of experience with these types of transactions. And I can remain neutral throughout the process. I know that getting a divorce is possibly one of the hardest and emotional things that you can go through. And you need to be able to trust the real estate professional that you hire to sell your most expensive asset. That is possibly the last step to make your divorce settlement final. Now this is a great and necessary program for any homeowner that want their home to sell for the top dollar, the top market dollar. However they do not have funds up front until the home is sold. The better your home looks, the better the home inspection for the buyer goes with as little repairs needed as possible. On the inspection report, the more likely you will be able to have a smooth and successful transaction with selling your home while maintaining the top market price that was originally agreed on and writing between you and the buyer. Also this program helps in order for your home to appraise at the price. You and the buyer are contracted on without the appraisal coming in low and ruining Your chances for the top market dollar for your home. I also have so many staging ideas for selling in general. I know what buyers are looking for when searching for a home, and I know how to stage your home for showings without having to spend a lot of money. And as a seller, you must know that the way you live in your home is not the same as the way you show your home to potential buyers. Professional pictures matter the way your home shows in pictures for the world to see through the World Wide Web and the way your home shows to the potential buyers when they drive up to your home, walk to your front door and look closely inside every room of your home. All matters the first impression of your home. When looking in person or online through pictures and virtual tours, all matter. All you homeowners out there that are looking to sell their home, but do not know where to start. And how about that Mount Charleston, I just love that area so much, especially because it's around 30 degrees cooler in the summertime. And I bet some people listening this morning did not even know that these places existed if you don't either live here, or not familiar with the Southern Nevada area. Now, I'm going to switch gears again to the did you know questions? Did you know that there are residential areas around Las Vegas and Henderson that have a community lake? Yes, that's right. And for all you California people, or anyone that has lived in areas with water views from their home, guess what? You can have a home with the lake and water view right here in the Las Vegas area, Las Vegas and Henderson areas. Did you know that the Las Vegas area also has great hiking areas and many parks and recreation areas? Yes, we do. It's the desert. But we still have everything that another area that you're used to with all these, we have the same thing. And for more information about these facts, you can call me 702-596-1267. And did you know that Southern Nevada and also around the United States, we're all having a housing shortage, and there are more buyers than homes to sell. That's right. So if you're thinking of selling your home, now's the time while you don't have as many homes on the market, and there is less competition right now. Buyers now is the time to purchase the home because you can take full advantage of today's prices without waiting for prices to eventually go higher in the future. And then you can always refinance the interest rate later when the rate does drop. Now has anyone listening this morning, heard the term marry the house but date the rate. What that means is you can always refinance the rate but you won't always be able to lock in today's price. Now I'm here to share with you the listeners that I take my role as your real estate professional very, very seriously, since for most people, like I mentioned earlier, a home is someone's most expensive asset. And I have a huge conscience. I know I said that before but I really do with all my seller and buyer clients to do the right thing for all my clients. I have been a full time now part time real estate agent and broker associate for many years. And I never take my clients for granted because without all my past, present and future clients, I would not have this fabulous career and I definitely would not be the host of the Southern Nevada real estate show. Because of the entire country. Having a housing shortage now is the time to sell your home simply because of the supply and demand situation. Right now there are more buyers than there are homes for sale. Even with the new construction homes that's being built around town, there are still more buyers and sellers. A large part of that reason is the climb in the interest rates, with interest rates being higher and with a lot of homeowners having lower interest rates on their homes due to refinancing their rate when rates were much lower. And that's why many homeowners are not wanting to give up their lower monthly payments to go into a much higher monthly payment since the interest rates have gone up along with the housing prices have gone up also. So if you have received let's say a job transfer and need to sell your home, if you're in the minute military and are being stationed out of state or to another country and need to sell if you are you know unfortunately going through a divorce and need to sell or if you're looking to downsize upside move out of state. If you want to sell your rental home or for whatever reason you wish to sell your home. My number is 702-596-1267 and also for your military people. I do understand military transfers, also known as PC us. I understand corporate job transfers since I am part of the corporate relocation group at my real estate office. And I can truly say that I I've worked with all types of, of situations for sellers just as much as for buyers. Now I'd like to switch gears again to buyers. The number one reason why it's a good time for a buyer to purchase a home today is one obvious fact. And I will use this example I used it last time, but for anybody that wasn't listening on my last show, and remember when the interest rates dropped to around 3% A few years ago, and everyone and their brother was knocking down the sellers door to purchase a home in order to get those lower payments. Well, the so the same thing holds true today, we probably won't see 3% interest rates coming back anytime soon. However, let's say if the rate drops, let's say to 5%, five and a half 5%. That's right. History has a way of repeating itself because if rates fall to around five ish percent or better, then everyone is going to come out from being on standby to jump back into the market at the same time bidding on homes with multiple multiple offers. And that multiple bidding situation can drive the prices even higher than they are already. Now buyers if you're able to afford the monthly payments, the smartest thing to do would be to purchase now. If you can, and then you can always refinance the rate when the rate does drop enough to do a refi if you're a buyer, I can help you find a single family home and a golf course community. I can find you a single family home in a 55 plus age restricted golf course community you know I can help you find a luxury guard gated golf course community Henderson Summerlin southwest wherever you want to live. I can assist in selling you a home let's say and someone at the ridges in Summerlin, Red Rock Country Club the willows just to name a few popular areas of Summerlin perhaps you're looking for a luxury guard gate at home and Henderson including anthem Country Club MacDonald Highlands seven hills just to name a few. How important do you the listeners think that knowing the real estate stats for Southern Nevada each month is important, and how it can determine if this is a good time to sell or purchase a home? Well, let me tell you on a scale of one to 10 It's a 10. Now just power and the more knowledge you have, the easier it will be to be able to make an informed decision about selling or purchasing a home. These stats are from the Las Vegas realtor Association. And these stats do not include new construction homes only resale. So now I will share with you the real estate stats for April for Southern Nevada. Number one the median sold price of a single family home in April was 469,000. The median price of new listings for single family home in April was $498,894. The median price for all available single family home listings both new on the market, and ones that combined that are not new on the market, excluding offers in April was $559,950. There were 2339 single family homes sold in April and 68.5% of all single family homes that sold in April went from available to under contract with a buyer in 30 days or less. The median sale price of condos and townhomes combined in April was 290,200 90,000 was the median price of new condo and townhome listings combined in April 280,000 is the median price of all available condos and townhomes combined, excluding offers in April. There were 621 condos and ton townhomes combined. That sold in April, and there were 66.2% of all condos and townhomes combined. That sold in April went from available to under contract with the buyer and 30 days or less.
